what is a Roof certification?

A Roof Certification inspection is commonly requested by Florida insurance companies when your roof is nearing the end of its useful life. The inspection is completed by certified inspectors who provide an unbiased, fact-based report, on the condition and remaining life expectancy of your roof. The roof certification process is similar to that of the wind mitigation inspection, but does not include the exterior wall construction and condition or elevation opening protections verification. 


Our inspection includes the following:

  • Location Verification - This portion of the inspection identifies whether or not the building is located in a High Velocity Hurricane Zone (HVHZ);
  • Construction Year: The date of initial construction will identify indicators pertaining to applicable building codes. 
  • Permit History - We research the initial roof permit and any subsequent permits to verify the repairs or replacements that have occurred during the life of the property;
  • Roof Geometry: The shape, slope and configuration of your roof plus the full dimensions; 
  • Roof Covering: The type of finish applicable to your roof (i.e.: shingle, metal, tile, etc.), its age, condition and any defects or installation issues;
  • Secondary Water Resistance: This is the water-resistive barrier between the deck and the finish that makes the roof "water-tight"; 
  • Roof Deck: The composition of the roof sheathing, the material to which your roof covering is nailed. It will verify the material type (i.e.: osb, plywood, slat), the securing type (i.e.: staples/nails) how far apart each are spaced and any special conditions; 
  • Roof To Wall Attachment: The method used to attach the roof to your walls (i.e.: staples, nails, cleats, straps) flashing and any other water barrier.

who needs one?

Any property representative responsible for insurance-related matters will need a roof certification to renew or bind insurance coverage on buildings with roofs typically over 20 years old or has a roof that the insurance company wants to verify the age, condition and useful life. 

why are they necessary?

Often a roof certification inspection is necessary to renew or apply for property coverage when the roofing system is known to be 20 years or older.  Many times an insurer will request one when they are renewing a policy and have questions about the condition of a commercial roofing system, or if property sustains damage after a storm and the roof condition is reported to be nearing it's useful life, you may be required to verify or fix the condition of the roof before they will consider your renewal.
