what is a wind mitigation inspection?

A wind mitigation inspection examines seven key areas of your roof to determine its ability to withstand strong winds and water intrusion. During a storm, heavy winds may blow water and debris against your building, whereby any crack, crevice, or created opening may expose the interior to the outer elements. Your roof is the first line of defense against wind damage and water intrusion which is why wind mitigation inspections focus primarily on the roof and auxiliary construction components that support this kind of protection. 

 

The wind mitigation inspection will require roof and attic access. The safest access point for each should be available to the inspector, and it may be necessary for a property representative to provide access to locked doors or individual unit entry.   


The inspection will examine seven key areas:

  1. Construction Year: The date of initial construction will identify indicators pertaining to applicable building codes. Permits will need to be pulled and any updates recorded; 
  2. Roof Geometry: The shape, slope and configuration of your roof plus the full dimensions; 
  3. Roof Covering: The type of finish applicable to your roof (i.e.: shingle, metal, tile, etc.), its age, condition and any defects or installation issues;
  4. Secondary Water Resistance: This is the water-resistive barrier between the deck and the finish that makes the roof "water-tight"; 
  5. Roof Deck: The construction of the roof sheathing, the material to which your roof covering is nailed. It will verify the material type (i.e.: osb, plywood, slat), the securing type (i.e.: staples/nails) how far apart each are spaced and any special conditions; 
  6. Roof To Wall Attachment: The method used to attach the roof to your walls (i.e.: staples, nails, cleats, straps) flashing and any other water barrier;
  7. Opening Protection: This refers to the construction quality of the exterior walls, and other protections for windows, doors, and skylights such as: impact resistant windows, and hurricane shutters or panels.


Age, materials, construction quality and condition dictate the protection provided against wind damage to your property. Quality construction may qualify for insurance premium credits, which is a benefit to your bottom line.
